Between $3,000 and $9,000 for a custom-coded site. The low end is a focused five-page site for a single-service business; the high end adds a page per city across the county, written copy, a booking flow and a migration. Utah County projects often land nearer the low end because the competition is thinner outside Provo and Orem, so fewer pages do the job.

Yes, and it's a common call here. The first thing I do is find out what you actually control — usually the domain is on a personal Google account, the host is a free tier nobody can log into, and there's no repo. Sometimes I can recover the accounts, sometimes it's faster to rebuild and redirect. Either way you finish owning all of it, in writing.

That's usually where I'd start. Provo and Orem have the volume but also the fifteen-year-old competitors; the fast-growing cities north and west have new homeowners and thin results pages.
